Vacant land sales on the north shore of Kauai have taken a huge leap this year compared to last year. The MLS statistics show that the sales volume has increased by a whopping 158%, the median price has increased by 57%, and the number of sales have increased by 30%. What is going on? Since 1/1/2016 there have been 30 vacant land sales on the north shore ranging from $175,000 to $7,700,000. Almost half of them traded in the $1 Million plus range and consisted of view acreage, both Mauka (mountain side) and Makai (ocean side). Two properties that sold at $5,000,000 and $7,700,000 respectively clearly fit the term “trophy property”, they were simply unique and stunning. Currently three more high-end vacant land sales are in escrow in the price range of $2.3 – $4.95 Million. Could Mark Zuckerberg’s recent land investment on Kauai have influenced other investors to do the same? Kauai is certainly a small island and vacant land is a rare commodity.
