Looking at the annual Kauai Real Estate sales statistics for 2013 and 2014 the volume for residential sales shows substantial growth of 30.72% across the island; in particular, the sales volume in the districts of Lihue and Hanalei have increased by 45.45% respectively 57.41%. The number of home sales island-wide are up accordingly.

The median sales price across the island reports a slight increase for homes to $533,000 from last year, and a double digit percentage increase for condominiums to $345,500. Correlating to the increased home sales volume in the districts of Lihue and Hanalei, the median sales price in these areas also exhibit the highest increase for homes at $442,000 (Lihue), and $975,000 (Hanalei).

Overall, Kauai’s biggest growth in 2014 compared with 2013 has occurred in the residential home sales volume. Island-wide, the median sales price is up: for homes by 1.14%, for condominiums by 11.45% and for vacant land by 6.67%. These increases indicate and support the prediction of Hawaii’s economists for real estate values to continue appreciating in the upcoming years.
